Since 1973, the Saarbrücken-based real estate developer RVI has been offering future-oriented real estate for capital investment. Currently, the company manages over 6,500 residential and business units in the metropolitan regions of Germany. The foundation of this success story is the urban residential concept developed by RVI ­– a holistic system that responds to the ongoing trend of city living – a concept that is tailored to the wishes and requirements of residents and investors in equal measure.

The latest example is the Philox residential and business building in Darmstadt, which was executed by the project developer with the help of Brillux. Creative living, urban life – this best sums up the Philox urban residential concept. The name Philox is made up of the Greek prefix Phil and the word location and means something along the lines of "love of the location".

The building is made up of two structures – the six storey Phi and the seven-storey Lox, which open up into the bright park-like courtyard in a southwest direction for optimal sun conditions. The architecture has a modern style. With facade applications reminiscent of an avant-guard product design thanks to their round, organic structures, it has an almost futuristic feel. The penthouse level is emphasized with a metal facade in white metallic and, together with the futuristic facade applications and the recessed balconies, softens the clearly structured punctuated facade.  

Consistently energy-efficient The Philox combines future-oriented architecture with consistent energy-efficiency. Thanks to good thermal insulation and efficient heating technology, the building complex has an extremely low primary energy consumption. The facade insulation also helps to create a pleasant and healthy living climate. With the ETIC System Prime, an economical procedure for efficient thermal insulation was used for the Philox. The top coat was carried out in system build-up with Mineral Lightweight Render KR K3 3622, a mineral lightweight render that is weather-resistant and extremely decorative. Then the facades were given a coat of Silicone Facade Paint 918, which keeps the facades of the Philox permanently dry with the highly water repellent properties and extremely good water vapor diffusion capabilities. To prevent an algae and fungal attack, the client also relied on Brillux Protect, an innovative system for comprehensive and consistent combating of microroganisms. The encapsulated active ingredients of Brillux Protect provide reassuring all-round protection against algae and fungi.
